real estate agent or broker is difficult. This myth is far from the
truth. Selling your home is simple. Just follow these 7 simple steps.

Step 1.

Log on to www.siforsalebyowner.com , click advertise your property and complete registration.

Once registered, fill out information on your home. Check out (helpful tips on
writing your description). If you need help at anytime, please visit our FAQ section. Depending on the membership you have chosen, you will either be receiving signs or you may need to purchase them in our on-line store or at our Marion office location.

Place the sign and flyers in your yard. |

Showing your home – When buyers call or e-mail to see your home, make sure
you get their name and phone number. If for some reason you cannot make
the showing, you will need to contact them to cancel. See our section
on preparing your house to sell and showing instructions. |
Step 5.

Negotiations and Contracts –
Offers and contracts can be handled several ways. If you have a basic membership you can purchase
contracts, disclosure forms and lead base paint forms if your house was
built before 1978 from the web-site in our on-line store. If you have the deluxe membership you will receive these with your signs. Fill out the
information and both you and the seller sign the agreement along with
the disclosure and other needed forms. Once you both have signed the
agreement you have a binding and legal document. Be sure to list ONLY
appliances you intend on leaving with the house and any other
furnishings that was negotiated. Put everything in writing. If you are
not comfortable with this process on your own, take the necessary
documents to an attorney. Lists of real estate attorney’s who handle

| Step 6. |
Once negotiations are over, contracts are signed, everyone has a copy of all
documents. The buyer should take a copy of the documents to his lender.
At that point the lender will begin all the necessary proceedings until
time for closing. Depending on the lending institution and the buyer,
certain inspections will be done including but not limited to, Home
Inspection, Appraisal, Termite Inspection, Mold, Radon and others.
These are usually at the expense of the buyer but sometimes are
negotiated in the sale of the home. You will have to make arrangements
to allow them access to the house to perform such inspections.

Step 7.

Closing – If an attorney is hired, he or she can usually perform the closing or it
may be done at the title company who did the title search. Again your
buyers lending institution or the hired attorney will help you through
this process. The buyer needs to bring the following items to closing:
Cashiers check payable to the closing attorney or title company for the
funds needed to close and driver’s license. The seller needs to bring a
copy of the insurance policy if it is bring transferred to the buyer,
keys to the house, warranties of all appliances. |
